Marden Self Build Plot Rear Elevation

OVERVIEW

A generous, well shaped building plot in an excellent location just to the south of the popular village of Marden in Kent.

Full planning has been granted for a four bedroom, contemporary, detached dwelling to replace an existing barn on this 0.37 acre site. Designed by Architect Colin Sharp of Staplehurst, the approval is for the house to be built to Passivhaus standards with a form and detailing that takes cues from the agricultural history of the site. A materials palette of vertical larch cladding, Planum clay tiles plus zinc canopies will blend perfectly into the semi-rural setting.

The new dwelling will be centrally positioned on the plot and provide a high degree of privacy with just one, well-screened neighbour to the south. The existing, mature trees will be complimented by new, native hedging down both sides.

The buyer can obviously alter the design, subject to planning, but currently the ground floor incorporates a large kitchen diner/family room, utility/boot room plus a separate living area. The first floor offers four good-sized double bedrooms including master ensuite with dressing area. Heating will be provided by an air source heat pump and the consent allows for roof mounted PV panels.

The property enjoys stunning views to the front and backs on to an orchard to the rear with easy access to footpaths for scenic countryside walks.

The plot is being sold with no restrictions, allowing the buyer to submit an alternative design for approval if required. Full details of the existing planning consent can be found under reference 20/504096/FULL. Please note that the CIL has been paid and therefore commencement of the development is confirmed, details are available on request.
