Goudhurst, Kent

TN17 1EJ
1 x Self Build Plot
Plot size: Circa 0.4 acres
House size: Circa 2,400 sqft
Plot price: £695,000
Status: AVAILABLE

Overview

Tucked along a quiet country lane, this gem of a plot benefits from far-reaching views across the High Weald and is within easy walking distance of the village.

Planning permission was secured for a thoughtfully designed, contemporary home with circa 2,400 sqft of internal space, originally designed by pH+ Architects.  Since the consent was granted, further minor amendments have been approved and the design has been gently refined by Lowe Architecture to better suit modern living, while staying true to the spirit of the original design.

The layout will include an open-plan kitchen, dining and living area, four bedrooms all with en-suites, a pantry plus utility and cloakroom.

The existing barn structure has been assessed in more detail and it became clear that retaining the original frame would be challenging to the new build. The decision has therefore been made to remove it, allowing the house to be newly constructed while still following the intent of the approved design. Another alteration was to move from a black metal roof to a dark slate, a material already seen on nearby barns, which will help the house sit comfortably within its setting over time.

Work already carried out includes the demolition of the annexe, installation of preliminary surface water drainage plus cabling installed by UKPN for 3 phase electricity with kiosk in situ ready for connection. A Lawful Development Certificate was issued in January 2026.

Full details of the original planning consent can be found at 23/00728/FULL and minor amendments are found at 00354/NMAMD.
