Overview

A unique opportunity to purchase one of four modern, breathtaking coastal homes designed by On Architecture, currently under construction and due for completion before Summer 2026.

The Land Agency is delighted to be partnering with TG Designer Homes (TGDH) to bring these 3-storey units to market. Buyers have the option of completing the fit out themselves or working with TGDH to create an incredibly stylish, contemporary home.

Greatstone is not a built up, commercial seaside resort with arcades, piers or amusement park attractions. It is more laid back and because of the wide open spaces it is perfect for wind sports and dog walks. The design of the four dwellings perfectly fits with this location and lifestyle.

The current layouts are perfect for modern living. Entering on the ground floor there is a generous store room/boat store, large utility, wc plus a garden room that opens on to the shingle and wild grass outdoor space. There is a double car port that could also be used as a fully covered, external entertaining space.

There are three bedrooms on the first floor but a fourth could easily be incorporated if required. The primary suite includes a luxury en suite plus changing space and the modern glazing will make the most of the sea views to the rear.

The top floor will deliver an open plan, kitchen/dining/living space with sea views plus a wrap around balcony to the rear and side.

Location

Greatstone sits on one of Kent’s most dramatic coastlines.  Coast Drive is the long beachfront road that skirts the shoreline of Greatstone along the Romney Marsh coastline and near the coastal town of Littlestone.

This part of Kent is known for its open landscapes, wild beaches and quieter, uncommercialised coastline.

The Varne has immediate access to Greatstone Beach, where at low tide the sea recedes, exposing miles of soft sand. Low tides make it ideal for sea swimming, paddleboarding, and kite-surfing. For those who love active beach life, there’s a history of local watersports clubs operating from around the Boat Club and beach area.

Behind Greatstone beach is the protected Greatstone Dunes, a haven for wildlife and long dog walks.

The four dwellings are located off Coast Drive and to the rear of the RNLI lifeboat station and The Varne Watersports Club.

Less than a mile away is Littlestone Golf Club which offers two, 18 hole courses and has hosted qualifying rounds for the Open. It is windy and challenging but one of the best golf experiences in the south east.

Families enjoy excellent local schooling in the area, with Greatstone Primary just moments away and Marsh Academy as a trusted secondary route, including Sixth Form.  If you are happy to drive, a wider selection of well-regarded primaries, secondaries and independent options across Kent opens up in Ashford, Hythe and beyond, including Ashford School, which offers flexible boarding, Bethany School and Dover College.

Greatstone and New Romney also have a great mix of casual coastal-style food and traditional pubs, everything from fish and chips after a beach walk to proper pub lunches and Sunday roasts. Just a short drive to Hythe there are some great artisan delis and stylish boutique shops.  Food options include The Hide and Fox, with its Michelin star and The Waterfront, a great vibe with lovely coastal views.  The seafood shacks and smokehouses at Dungeness are also a must.

Rye, around 25 mins by car, is an absolute cultural gem with its cobbled streets, galleries, antique markets, wine bars, bookstores and some of the best restaurants in the South East, including The Mermaid, legendary historic inn and Hoof, the main focus being their great burgers.

Dungeness is a great place to visit and is around 3 miles from the site. It is known for its wild, artistic eccentricity, ramshackle shacks, two lighthouses, quirky art studios and the eerie beauty of being England’s only desert.

The nearest mainline rail station is Appledore, just over 7 miles inland, or the larger hub of Ashford International, around 13 miles, giving access to broader Kent, London and beyond.
