Overview
A unique site in a beautiful setting presents the opportunity to renovate two Grade 2 listed barns.
The main Kentish Barn sits on plot 1, an area just over 0.6 acres that includes a walled garden to the rear plus an additional large, south facing garden. It is believed that the barn is around 500 years old and is incredibly well preserved.
Planning consent was attained many years ago to convert the barn into a 4 bedroom dwelling, retaining original oak beams and the historic stonework.
Plot 2 features L-shaped stone stables on the western side of the site. Like the main barn, it benefits from truly jaw-dropping countryside views and offers an exciting opportunity to create a beautiful three-bedroom, single-storey home.
The Lawful Development Certificate has been received for plot 1 and has been requested for plot 2. Preliminary floor plans for both units are available on request.
The entrance drive is shared with the farm cottage that sits between the two barns and is not included in the sale.
Please note that ALL visits to the site must be booked in advance.

Location
Located via a tree lined access drive off Ladies Mile, Hunts Farm sits eight miles southwest of Tunbridge Wells, between the villages of Hartfield and Groombridge. Peaceful and full of character, this is a stunning countryside setting.
The charming village of Hartfield, with its welcoming high street and strong sense of community, is around a couple of miles from the site. All of the essentials are here including a friendly village shop, Post Office, Nick the Butcher plus a 15th-century pub, The Bear. There is also the excellent Gallipot Inn, a 16-century pub nestled on the edge of Ashdown Forest and renowned for its classic Sunday roasts by the fire.
Just a mile outside the village is Perryhill Orchards farm shop, offering extensive local products, an onsite butcher, tearoom and bakery.
Groombridge is located to the east of the barns and features a historic, red brick Victorian station, now a heritage steam and diesel line. It has a small high street, traditional bakery and convenience store. There are two popular pubs, The Crown Inn, one of the oldest pubs in the south of England and The Junction.
Less than seven miles away, Tunbridge Wells provides an excellent choice of boutique shopping, vibrant cafés, restaurants, and the charming Pantiles.
For trips to London, Ashurst station is a 5-mile drive from Hunts Farm and offers direct trains to Charing Cross in around 1 hr 20 minutes. There are also faster services from Tunbridge Wells, if required.
There is an impressive choice of independent and state schools nearby. Hartfield itself is home to St Mary the Virgin C of E Primary and other options include Withyham, St Michael’s Primary, Brambletye, Greenfields and Lingfield College.
